The Residences at Nikki Beach Resort & Spa Antigua marks a new era of luxury on the island — Antigua's first-ever luxury branded resort, set along Jolly Beach, the longest of the island's 365 beaches.

Developed by the Ayre Group in partnership with Nikki Beach Hospitality Group, the project comprises 134 fully furnished and equipped residences: 127 branded residences across three residential buildings (Coralita, Magnolia, and Plumeria) and a private enclave of seven four-bedroom luxury beachfront villas, each with a private infinity-edge pool and rooftop hot tub terrace.

Architecture by HKS Architects draws from the island's sandy shores, turquoise waters, and lush greenery — using weathered wood, hand-smoothed plaster, and locally inspired stone to dissolve the boundary between indoors and out. Interiors by ROAM Interior Design Studio layer neutral palettes with soft corals and ocean blues, woven textures, rope accents, artisanal textiles, and worn metals.

Owners are connected to Nikki Beach's six pillars — music, dining, entertainment, fashion, film, and art — through privileged access to the Beach Club, five food and beverage outlets, the 11,000 sq ft Nikki Spa and Tone Gym, a dedicated Director of Residences, and 24/7 concierge. The Reef Kids & Teen Club, Aquatic Centre, and optional rental management program round out a fully managed, turnkey ownership experience.

Residences are CIP-eligible, offering a pathway to Antiguan citizenship. Groundbreaking took place in October 2024; completion is expected in 2029 with resort opening in 2030.
