In the world of ultra-luxury, the ultimate amenity is no longer a private marina or a 24-hour concierge. It’s a direct line to a genius. This is the paradigm-shattering proposition behind the two new crown-jewel penthouses at Pagani Residences in Miami’s North Bay Village, priced at $30 million and $28.5 million. The acquisition includes a Pagani Utopia Roadster “Miami Edition,” but the car is merely the key that unlocks the true value: a collaborative creative session with Horacio Pagani himself to design both the hypercar and the home.
This move signals a fundamental shift from selling square footage to offering a curated creative universe, establishing a new blueprint for value in high-end real estate.
The penthouses themselves are physical marvels that set the stage. Soaring across the 28th and 29th floors, the duplexes command panoramic views of Biscayne Bay and the Miami skyline. Penthouse 01 spans 12,200 square feet with five bedrooms, while Penthouse 02 offers 10,700 square feet with four. They feature 13-foot ceilings, ensuite elevators, and sprawling terraces.
But the narrative is in the details, personally curated by Horacio Pagani and the Pagani Arte team. The interiors are a direct translation of the Pagani automotive lexicon: light oak flooring laid in a chevron parquet pattern with metal inlays, honed travertine, and a sculptural, swirling staircase in travertine, oak, and white-lacquered metal. The Schiffini Magistretti kitchens are clad in Carrara or Portoro marble, fitted with penthouse-exclusive Gaggenau appliances and a 365-bottle wine wall. The master bathrooms feature Gessi Cesello fixtures and shower spouts with body jets, ensuring every detail reflects the brand’s fusion of art and engineering.
“From bespoke materials to private pools, to the rarest of automotive works of art, these homes elevate luxury into legend,” said Mikael Hamaoui, founder and CEO of Riviera Horizons.
The strategy here is a masterclass in experiential branding. The purchase unlocks an exclusive journey to Modena, Italy, for a private tour of the Horacio Pagani Museo and Atelier. Culminating in a one-on-one session where the buyer collaborates with Pagani and the Pagani Arte team. This is where the offering transcends real estate. In a single, seamless creative dialogue, they will personalize their Utopia Roadster and then turn to the interior designs of their penthouse.
This process is the antithesis of a standard design center selection. It embodies Pagani’s core philosophy.
“At Pagani, every creation begins with a dialogue... Just as we design a hypercar hand-in-hand with its owner, Pagani Residences invites each resident into the adventure of shaping their home… a canvas for imagination, collaboration, and signature style.”
This authentic, hands-on collaboration is what separates this project from a simple brand-licensing agreement. It’s not a logo on a building; it’s the transfer of a deeply personal, bespoke methodology from the automotive studio to the home.
For the ultra-high-net-worth buyer, this represents a new asset class: the narrative asset. In a market saturated with high-quality finishes and services, true distinction is found in irreplicable experiences and stories. The narrative of co-creating with a master like Pagani becomes an intrinsic part of the property’s value, a story woven into its very fabric.
The project, a 30-story tower with just 70 residences, further leverages its exclusive North Bay Village location, offering a 240-foot boardwalk and marina, a waterfront spa, and a rooftop pool. But these are supporting features. The main event is the creative access.
The Pagani Residences penthouses demonstrate that the future of luxury real estate lies not in more opulent materials, but in smarter, more profound brand integrations. The ultimate luxury is no longer defined by what you own, but by the story of its creation and the privileged access that made it possible.
