When Sheila Hall first set foot in Park City more than two decades ago, she knew she had found a place to call home. A veteran of the United States Air Force who had traveled the world, she and her husband chose the mountains not only for their beauty but for something rarer: a quality of life that blends natural wonder with remarkable convenience.
“There’s nowhere else in the country where you can have this quality of life, this close to a major international airport,” Hall says. “It was the same thing that drew us then that continues to draw people today.”
That mix of world-class outdoor living and seamless access is what sets Park City and Deer Valley apart in the eyes of today’s buyers. Now, as Director of Sales at Summit Sotheby’s International Realty, Hall is channeling her expertise and passion into one of the region’s most ambitious undertakings yet: the transformation of Deer Valley East Village and the arrival of the Four Seasons Residences.
Deer Valley has long been synonymous with refinement. Known for impeccable snow quality, curated guest experiences, and an emphasis on service—from limiting lift tickets to ensuring exceptional dining—the resort has built a reputation as one of North America’s most sophisticated alpine destinations. With East Village, that reputation is being elevated further. At full buildout, the master-planned community will feature 32 restaurants, 42 boutiques, an ice ribbon, water features, fire pits, art galleries, and dedicated spaces for families, creating a fully immersive lifestyle destination.
“Unlike other ski areas where you still need a car to go to dinner or find entertainment, East Village will place it all at your doorstep,” Hall explains. “That’s what today’s luxury buyers want: time, ease, and confidence in the experience.”
Hall has witnessed firsthand how expectations have evolved. Remote work and shifting definitions of wealth have placed a new premium on time and trust. “Luxury buyers today don’t want to spend a full day traveling,” she notes. “If you take a plane from Miami in the morning, you can be on the slopes here by noon. That kind of accessibility is powerful.”
It isn’t just about speed. It’s also about certainty. With Extell Development and the Four Seasons brand behind the project, buyers have the confidence of investing in names they already know and respect. “These are brands with proven reputations. Buyers have stayed at Four Seasons resorts around the world, or purchased residences from Extell Development in other cities. That confidence carries over here.”
Traditionally, Park City has attracted multigenerational families familiar with the region. East Village is expanding that reach, drawing a strong international audience. “This is the highest concentration of international buyers I’ve seen in Park City,” Hall says. “The Four Seasons name resonates globally, and many of these buyers come because friends or family have already purchased–It becomes relationship-driven.”
Other details play a role too. At roughly 6,800 feet, East Village sits at a more approachable elevation than other areas of Deer Valley. For buyers traveling from sea-level cities like Miami or Houston, the lower altitude provides a noticeably more comfortable experience.
When asked what sets East Village apart, Hall returns to fundamentals. “Real estate 101 is location, location, location. You can buy in a suburban community and drive to everything, or you can live in the center of it all and walk out your door.” That immediacy, paired with the amenities and services Four Seasons is known for, is what makes this project stand out.
Representing the brand is something Hall treats with care. “This is Extell Development’s third Four Seasons project. Everything we share with clients has been vetted and approved by both the developer and Four Seasons. I’m not just promising buyers it will be great—I’m giving them evidence, details, and assurances backed by names they already trust.”
For Hall, the greatest reward is the trust she builds with her clients. “My favorite part of this job is the confidence I have in the product. Because of that, I can build authentic relationships. Clients know I’m not overselling—when they move in, it’s exactly what I told them it would be.”
With $1.5 billion in real estate already sold across the broader development and Four Seasons Residences nearly 40 percent reserved, Deer Valley East Village is quickly taking shape as one of the most significant alpine projects in North America.
“This village is already in flight,” Hall says with a smile. “You can still get on the plane, but it’s moving, and it’s secure. The vision is real, and it’s coming to life faster than most people realize.”
