Set between the Gulf of Mexico and Vanderbilt Lagoon, The Ritz-Carlton Residences, Naples is a Gulf-front residential community comprising 128 estate-like residences across five boutique-scale buildings. Positioned between The Ritz-Carlton, Naples and The Ritz-Carlton Naples, Tiburón, the development has entered its final act — with only twenty homes remaining across all three collections.

Three distinct residence offerings define the community. Tower Residences begin from $6 million. Bay Residences, of which only eight remain, begin from $5 million, with closings expected this summer. The Park Residences — the final released building — is a five-story mid-rise of twenty three-bedroom homes starting at $4 million, each offering expansive terraces, nine-foot ceilings, a private rooftop pool, and direct access to Vanderbilt Beach.

The 28,000-square-foot Vanderbilt Club anchors the amenity program: a soaring atrium lounge, private restaurant, full-service spa, fitness center, resort-style pool deck, lap pool with cabana suites, full-service marina, fire pits, and shaded pavilions. The program exceeds 50,000 square feet in total, managed entirely by The Ritz-Carlton.

Andrew Dear, appointed General Manager in early 2026, brings twenty-plus years within Marriott's international luxury residential portfolio, most recently overseeing operations at the Ritz-Carlton Residences, Turks and Caicos. His arrival at this stage of the project — where relationships between management and owners are just beginning — reflects the brand's approach to community-building as a long-term commitment rather than a handover.

Architecture is by Curts Gaines Hall Jones; interiors by Cristian Pinedo of SUSURRUS, with Marc-Michaels Interior Design providing turnkey options for buyers. Landscape design is by Booth Design Group. A 30-foot stainless-steel sculpture titled Vivacious by artist Hunter Brown will be installed along the public edge of the development later in 2026, serving as a threshold marker between the neighborhood and the community it defines.
