In Turks & Caicos, where the sea folds into a spectrum of pale jade and sunlit turquoise, a striking new silhouette now rises over the water. This is The Arc at South Bank, the first Caribbean project by acclaimed Italian architect Piero Lissoni and the architectural crown jewel of the 31-acre oceanfront resort and marina by Windward.
Fresh off its topping out ceremony, with Lissoni himself standing on site, the Arc has become the talk of Providenciales. It marks a rare moment when Caribbean development, Italian modernism, and biophilic design come together with the clarity of a signature work.
And the market has responded: South Bank has now surpassed $300 million in residential sales across its four waterfront neighborhoods, well ahead of schedule.
For more than three decades, Piero Lissoni has refined a design language defined by restraint, proportion, and harmony. His work reveals itself slowly, like a breath, measured, luminous, quietly monumental. He designs not only buildings but also interiors, products, landscapes, and, notably, yachts, where he reinterprets space as open, fluid, and intimately connected to the sea.
The Arc represents a rare project in which Lissoni is designing both the architecture and the interiors —a European approach more common among Bauhaus descendants than in the Caribbean. The result is a single, cohesive vision. Nothing is arbitrary. Everything, down to the selection of freestanding furniture and curated objets, is infused with his signature attitude: rigor softened by the beauty of the imperfect.
In conversation, Lissoni noted that the form of the Arc is inspired by the form of a ship moving gracefully across open water. The gesture feels instinctive for an architect who has long brought the spirit of Italian yacht design to life, and now to the sands of Providenciales. It would not be surprising if a Sanlorenzo or Bluegame yacht bearing his design eventually moors beside the Arc; the dialogue between land and sea is embedded in the building’s very DNA.
When asked—in Italian, naturalmente—“Qual è stata la sfida più grande qui?” (“What has been your biggest challenge here?”), Lissoni didn’t hesitate. “Working with the construction team for the very first time,” he said. He had vetted the contractor with exceptional care, ensuring they could meet the level of precision and craftsmanship his work demands. Then, leaning in with a conspiratorial softness, he added with a smile, “But I have cameras…”—a real-time window into the job site from across the ocean.
When he arrived in person, though, any worry evaporated. He remarked on the pristine organization of the site, the discipline of the team, and the evident skill in the execution. “They are truly top notch,” he said, visibly pleased. For an architect known for rigor and exacting standards, this may have been the most gratifying discovery of all.
Positioned at the southern edge of the South Bank masterplan, the Arc occupies a dramatic architectural role.
“When you enter South Bank from the road,” says Ingo Reckhorn, co-founder of Windward, “the Arc is the very last building you see. But when you arrive from the water, it’s the first. This was entirely intentional.”
From the land, the Arc is the journey’s crescendo, a sculptural form rising softly from the landscape, framed by native vegetation and a meditative palette of sand tones and white. From the sea, it is a beacon, announcing arrival with its sweeping, curved geometry.
The building appears almost suspended above the water, its terraces and gardens cascading toward the shoreline. The palette indoors mirrors the exterior calm; tones of ivory, sand, and warm stone create a soft backdrop for the real protagonist: the many shades of turquoise outside, shifting with every hour and every cloud.
Inside the residences, Lissoni’s vision reveals itself with a quiet, confident clarity. Each of Arc’s seventeen Sky Villas has been thoughtfully designed to reflect the natural beauty of Turks & Caicos, embracing a villa-centric lifestyle where indoor and outdoor spaces exist in continuous dialogue. Expansive terraces, gardens, pools, and open-air lounges extend the living experience outward toward the 360-degree views of the sea.
Lissoni’s interiors are composed with his signature sense of proportion and informality. Freestanding furniture introduces a relaxed, domestic ease; curated objects and imperfect pieces give the spaces a collected, lived-in warmth. Generous natural light, sculptural lighting, and a restrained mix of tactile materials echo the open-plan atmospheres he is known for in his yacht designs.
The result is a serene, contemporary environment where modern interior architecture and island living meet in one seamless, elevated expression of home.

Although the Arc is the architectural showpiece, its ethos permeates the entire South Bank community. The Ocean Estates, Lagoon Villas, and Boathouses all express a calibrated balance of indoor–outdoor living where interiors are intentionally understated, drawing the eye toward the ocean’s shifting turquoise canvas.
The Lagoon Villas, lining TCI’s first man-made swimming lagoon, feature Malibu-inspired minimalism. The Ocean Estates offer contemporary beachfront grandeur. The Boathouses, each with its own private dock, create a quiet village around the marina.
Throughout, the design philosophy remains constant: soothing, modern interiors that serve as an elegant frame for nature.
Amenities across South Bank, fully managed by Grace Bay Resorts, shape a lifestyle that is as curated as it is effortless:
•On-demand butler and private chef service
• An expansive fitness and wellness center
• Tennis and pickleball courts
• A serviced marina with boat concierge
• Lounging islands in the swimming lagoon
• Multiple restaurants and vibrant social spaces
• Private access to Long Bay Beach
The final villages—Nivå and the remaining Beach Villas—extend the community’s architectural conversation even further.
“South Bank has captured the attention of discerning buyers globally,” says Joe Zahm of TCI Sotheby’s International Realty. “Its design-forward residences and direct access to the water have been key drivers of momentum.”
With the Arc’s topping out, South Bank enters a new chapter—not only in its own evolution, but in the larger narrative of branded residences in the Caribbean. For Piero Lissoni, the project represents a rare opportunity to reinterpret island living through the lens of Italian architecture and contemporary yacht design, bringing to Turks & Caicos what is effectively a starchitect-authored branded residence. In a global market where name-brand hospitality has shaped the category, the Arc stands apart as a residential offering whose “brand” is the uncompromising design language of one of the world’s most influential architects.
The result is a branded residence not anchored by a hotel flag, but by a designer whose aesthetic vocabulary—restrained, luminous, deeply proportioned—is recognized worldwide. This is the kind of project that typically emerges in Miami, London, or Dubai. Seeing it in Turks & Caicos signals a profound shift: the region is now entering the realm of globally relevant, architecturally led luxury living.
“This milestone is significant for the future of luxury living in Turks and Caicos. It speaks to the vision, the design, and the demand for this exceptional waterfront community.”
And that demand reflects a broader phenomenon: buyers are increasingly drawn to residences shaped by creative luminaries, where the architect’s name becomes the defining promise of quality, craft, and identity. In this sense, the Arc is not only a milestone for South Bank, but a landmark moment for the branded residence category in the Caribbean—an elevated, design-forward expression of what branded living can be.

As the Arc reached its structural peak, the moment was celebrated with the same clarity and intention that define its design. Piero Lissoni, Windward’s leadership, and the South Bank team gathered on site to mark the topping-out milestone — a tradition that honors not just the building’s highest point, but the craft, collaboration, and precision that brought it there.
