Mandarin Oriental is preparing to redefine the Jeddah skyline. The group’s forthcoming hotel and branded residences—set to open in 2030—marks one of the most ambitious hospitality and residential projects to take shape along Saudi Arabia’s Red Sea coast. Not simply an expansion, it is a cultural statement: a new architectural anchor within Jeddah Central, the city’s sweeping 5.7-million-square-meter waterfront redevelopment.

For Mandarin Oriental, already a fixture in Dubai, Abu Dhabi, Doha, Muscat, and Riyadh, this new flagship signals a deeper commitment to the region at a moment when Saudi Arabia’s luxury market is entering a period of profound transformation.

A New Urban Sanctuary on the Red Sea

Situated on a prime waterfront site within Jeddah Central, Mandarin Oriental, Jeddah will stand at the intersection of urban vibrancy and oceanfront calm. The development’s address places it steps from the district’s defining landmarks: a world-class marina, a cultural quarter, a culinary village, and a constellation of architectural icons including an opera house, an oceanarium, a stadium, and a museum.

In response to the scale—and significance—of its setting, Mandarin Oriental has partnered with the internationally renowned architecture and urban design firm Kohn Pedersen Fox (KPF). Their vision is decidedly contemporary: a low-density, low-rise structure that feels more like a sculpted retreat than a skyscraper. The goal is not height, but harmony, a building that frames the Red Sea rather than competing with it.

Mandarin Oriental, Jeddah will feature 140 guestrooms and suites, each oriented to capture the shifting blues of the Red Sea. The interiors follow the group’s design ethos: serene palettes, handcrafted details, and an emphasis on light and texture.

A collection of 115 serviced apartments expands the property’s appeal to long-stay guests, entrepreneurs, cultural travelers, and global nomads drawn to Jeddah’s growing status as a regional gateway.

Across the hotel’s grounds, five restaurants—including signature dining concepts—will form a culinary campus that blends Mandarin Oriental’s gastronomic heritage with local flavors. Significant indoor-outdoor pathways, terraces, and water gardens will create a fluidity that mirrors the waterfront.

The hotel will also feature an expansive event program anchored by a grand ballroom, positioning the property as a preferred destination for high-profile gatherings and social celebrations.

A New Benchmark for Branded Residences in Saudi Arabia

Mandarin Oriental, Jeddah will include 187 branded residences, ranging from two- to four-bedroom homes and conceived as private, design-forward sanctuaries.

Residents will have exclusive access to a private lounge, entertainment suite, library, cinema, games room, golf simulator, children’s club, swimming pool, and fitness center, all supported by Mandarin Oriental’s legendary service.

Wellbeing at the Center

Anchoring the hotel’s wellness offering is The Spa at Mandarin Oriental, a globally recognized haven for holistic therapies. In Jeddah, The Spa will introduce a comprehensive suite of beauty, wellness, and bodywork experiences tailored to both short visits and residency-level lifestyles.

For families, a fully serviced kids club and creche will support a wide range of age-specific programming, integrating the brand’s hospitality with the needs of a new generation of luxury travelers.

The project is part of the Public Investment Fund–owned Jeddah Central Development Company’s strategic mission to transform the Red Sea coastline into a global cultural and tourism hub, in support of Saudi Vision 2030.
